A private real estate investment platform built around disciplined underwriting, construction knowledge and selective deployment into opportunities where experience can improve the decision.
“The objective is not to be the biggest fund. It is to put capital into real estate we understand, with people and projects we can evaluate from the ground up.”
Palmetto Private Real Estate — Investment PhilosophyPalmetto Private Real Estate, LLC is a private real estate investment platform focused on identifying, underwriting and participating in select real estate opportunities. The platform is designed to remain flexible: investments may include multifamily, self-storage, residential development, value-add acquisitions and other real estate situations where the risk, sponsor, execution plan and economics can be understood.
Our advantage begins with operating experience. Construction, development, budgeting, scheduling, owner representation and field execution inform how opportunities are evaluated. We look beyond a spreadsheet to the assumptions that determine whether a project can actually be delivered.
Palmetto is built for measured growth. We would rather pass on an opportunity than deploy capital simply to increase assets under management.
Palmetto is not limited to one sponsor, one financing program or one property type. The mandate is to pursue understandable real estate opportunities while maintaining clear investment criteria and disciplined risk review.
Selective participation in multifamily development, lease-up, stabilization and acquisition opportunities where the sponsor, basis, capital structure and execution plan meet Palmetto's underwriting standards.
Opportunistic review of self-storage and selected commercial assets where market fundamentals, replacement cost, operations and exit alternatives create an attractive risk profile.
Infill residential, entitlement and land opportunities where value can be created through control, planning, approvals, infrastructure strategy or disciplined vertical development.
Where appropriate, a Palmetto vehicle may allocate capital across multiple qualifying investments rather than depend on a single asset. The governing and offering documents for each vehicle will define its actual mandate and limitations.
Certain opportunities may be better suited to a dedicated vehicle or direct co-investment structure. Palmetto can evaluate structure based on the specific transaction rather than forcing every opportunity into one format.
Construction and owner-side experience supports deeper diligence, milestone review and practical questioning of schedule, budget, contingency, procurement, lease-up and execution risk.
We do not publish active private offerings or sponsor-specific terms on this public website. Current opportunities, if any, are evaluated and communicated through the appropriate private process and definitive documents.
Sponsors, contractors, operators or markets where Palmetto can develop a meaningful view of execution capability—not simply accept a presentation at face value.
A cost basis and capital structure with room for real-world conditions, including schedule movement, lease-up, financing costs, contingency and exit timing.
Preference for opportunities with more than one credible path to value creation or liquidity rather than dependence on a single perfect outcome.
No investment opportunity is being offered through this page. Any offering will be made only through definitive offering documents and in reliance on an applicable exemption from securities registration.
Start with what is being built or acquired, who is responsible for execution, how they have performed and where the actual decision-making authority sits.
Review budget, schedule, financing, rents or revenues, operating assumptions, contingency, reserves and exit timing with a construction-and-operations lens.
Ask what happens if the project is late, costs more, leases slower, refinances differently or exits later than modeled—and whether the investment still makes sense.
Select the appropriate vehicle and allocation only after the opportunity is understood. The structure follows the investment thesis, not the other way around.
Where Palmetto manages investor capital, reporting should connect financial results with real project progress, material risks and decisions.
John brings more than four decades of construction and development experience across multifamily and complex commercial work. His career includes oversight of more than $3 billion in development and construction and approximately 39,000 residential units. At Palmetto, that experience is applied to sponsor review, project diligence, constructability, budget and schedule risk, and ongoing investment oversight.
Palmetto's investment track record should be evaluated separately from John's professional project experience. The purpose of presenting that experience is to explain the operating perspective used to evaluate real estate—not to imply that historical project volume represents Palmetto fund performance.
Kimberly supports Palmetto's relationship development across banking, financial services and prospective capital relationships. Her role centers on building durable professional relationships and coordinating communication as the platform develops.
Specific responsibilities for any investment vehicle, offering or investor relationship will be governed by the applicable organizational and offering documents and professional-adviser requirements.
Palmetto expects to work with qualified investors, family offices, wealth professionals and aligned real estate partners. We value direct communication, clear documentation and a measured approach to capital formation.
This public website describes Palmetto's business and investment philosophy. It is not an offering memorandum, subscription document or recommendation to invest. Any securities offering will be made only through definitive documents, to eligible investors, and pursuant to the exemption and procedures selected for that specific offering.
Request a ConversationPalmetto's primary focus is the Southeast and markets where the team has direct operating knowledge or strong local relationships. Geography is a filter—not a substitute for underwriting.
